The houses featured on this website are available for let on a weekly basis, with varying changeover days:

  • An-Tochailt and Gate Lodge: Saturday to Saturday

  • Dalnaspidal Lodge: Friday to Friday

  • Corrievarkie Lodge: Sunday to Sunday (available from the beginning of May to the end of October only due to its remote location)

Bookings run from 4:00 p.m. on the day of arrival to 10:00 a.m. on the day of departure, unless otherwise stated. All stays are subject to our Booking Terms and Conditions.

You will receive arrival details two weeks before your planned stay at Ben Alder. Please ensure you bring these details with you.

Conditions of Hiring / Booking Conditions

The lodges featured on this website are offered for let on a weekly basis, Gate Lodge and An-Tochailt Lodges Saturday to Saturday, Dalnaspidal Lodge Friday to Friday, and Corrievarkie Lodge Sunday to Sunday. The lodges can be accessed from 4 p.m. on the date of arrival and must be vacated by 10 a.m. on the date of departure.

You will be sent arrival details two weeks before arrival but if you forget to take them with you, please ensure that you telephone the office: 01540 672000 or the Housekeeper on 07769 313755 or email  bookings@ben-alder.com  to get the relevant gate codes for access to the Estate.

 

Booking Conditions

These Terms and conditions apply to the booking made between Ben Alder Estate (Owner of the properties) and the person from whom the booking has been accepted (the Customer), acting on behalf of themselves and all persons staying in the property during the course of the booking.

  1. DEPOSIT

By making a payment to Ben Alder Estate to secure a booking, the Customer acknowledges they are entering into a legally binding contract. If a booking is made eight weeks or more before the stay is due to start, it must be accompanied by a non-refundable deposit of 30% of the rental fee. If a booking is made less than eight weeks before arrival, the full rental fee must be paid at the time of booking. A booking is only confirmed on acceptance of the deposit payment.

  1. FINAL PAYMENT

Once the Customer has paid a deposit and Ben Alder Estate has issued an acceptance email or letter, the Customer becomes liable for payment of the balance of the rental fee, eight weeks before the start of their stay. Non-payment by the due date will be treated as a cancellation and a cancellation charge will be payable as per our cancellation policy.

  1. HOUSEKEEPING SECURITY

A £500.00 amount will be pre-authorised using the card details provided. The pre-authorisation will be processed 3 days prior to arrival and cancelled 7 working days after guest departure, less any deductions necessary.

  1. METHOD OF PAYMENT

Ben Alder accepts debit and credit cards provided by Mastercard and Visa. You may also pay by direct funds transfer (BACs). Any charges incurred by Ben Alder Estate due to international payments will be passed back to the Customer.

  1. TERMS OF OCCUPANCY

The Customer warrants that the property let is to be used for a holiday, as per the booking form. This is considered a holiday let to which Section 12(2) and paragraph 8 of Schedule 4 of the Housing (Scotland) Act 1988 apply.

  1. TENANTS’ OBLIGATIONS

The Customer agrees:

  • To indemnify Ben Alder Estate for any damage to the property, furnishings, and equipment caused by wilful or negligent acts by themselves, their guests, pets, or other parties.
  • That Ben Alder Estate will debit the pre-authorised credit card to cover any damages or missing items resulting from their stay. If costs exceed the £500 pre-authorisation, the Customer agrees to pay the difference.
  • To take good care of the property and leave it in a clean and tidy condition at the end of their stay. If extra cleaning is required beyond the normal allocation, the Customer agrees that Ben Alder Estate may deduct the cost from the pre-authorised card.
  • That no cleaning service is provided during the stay unless arranged in advance at an additional cost.
  • To permit housekeeping, management, or maintenance staff reasonable access to the property if necessary.
  • Not to part with possession of the property or sublet it.
  • Not to exceed the total number of people stipulated in the booking.
  • To accept that if, in the opinion of Ben Alder Estate representatives, any Customer behaves unreasonably or causes damage or nuisance, they may be asked to vacate the accommodation immediately, and no refund will be issued.
  1. ARRIVAL AND DEPARTURE

Lettings commence at 4:00 p.m. on the first day of the booking and end at 10:00 a.m. on the last day unless otherwise notified.

  1. CANCELLATION

In the event of a cancellation, a charge will be payable based on the number of days before the holiday start date, calculated as follows:

Number of Days before the holiday start date that notification is received. Cancellation Charge (as a percentage of the total cost of the holiday).
0 – 21 days 100%
22 – 56 days 75%
57 days or more Deposit

Ben Alder Estate reserves the right to cancel a booking without liability in the event of any cause beyond its control (e.g., flood, fire, power or water loss) which prevents fulfilment of its obligations. In such cases, the Customer will receive a full refund of any rental fees paid but will have no further claim against Ben Alder Estate.

COVID-19 Policy: If travel restrictions imposed by the government (in Scotland or the Customer’s location), or a requirement to self-isolate, prevent travel to Ben Alder Estate, a full refund will be provided. Alternatively, bookings may be transferred to the equivalent period in the following year at no extra charge. This clause overrides the standard cancellation charges in such cases.

  1. PETS

A maximum of 2 dogs is permitted per booking. Dogs must not be left unattended in the property or allowed onto furniture or into bedrooms. Customers must clean up after their pets and ensure they are under control at all times. Outdoor kennels are available at Gate Lodge and An-Tochailt if required.

  1. NON-SMOKING

All Ben Alder Estate lodges are strictly non-smoking. Smoke alarms are fitted throughout. Breach of this policy may result in immediate termination of the booking without refund.

  1. TENANTS’ DUTY TO TAKE CARE

All Customers must take care to avoid accidents or injury while on the premises. Children must be supervised, particularly due to proximity to bodies of water, verandas, and spiral staircases.

  1. LIABILITY

Ben Alder Estate accepts no liability for accident, damage, loss, injury, expense, or inconvenience suffered by any person or to any property, including vehicles, unless it results from proven negligence by the Estate.

  1. ELIGIBILITY

Ben Alder Estate does not accept stag or hen parties, groups of single persons, or other similar bookings. Any such booking that is not disclosed will be cancelled as soon as identified, with no refund issued.

  1. COMPLAINTS

Any complaints should be reported to Ben Alder Estate immediately during the stay so that the matter can be investigated and addressed.
